Job Summary:
Perform various routine and preventive maintenance and repairs for designated buildings and infrastructure, ground sites, and equipment at Electronics Park to increase its attractiveness, and ensure that it's clean, safe, and accessible. Activities include litter control, snowplowing, landscaping and repair and maintenance of water lines, sewer lines, roads, parking lots, and catch basins.

Hourly Rate: $23 -$26 per hour
Essential Job Duties and Responsibilities: (Additional duties may be assigned)
- Day-to-day interaction with Electronics Park tenants to maintain good working relationships.
- Monitor progress of contractors on various projects including snow plowing, landscaping, and infrastructure installation.
- Demonstrate independent decision-making by identifying issues proactively and executing work plans efficiently and on time.
- Clear snow and ice from various locations throughout Electronics Park using snow removal equipment including snowplows, snow blowers and shovels.
- Perform routine grounds inspections and address hazards (debris, trip hazards, damaged signage) by taking corrective action or escalating as needed.
- Conduct routine inspections of buildings, common areas, and grounds; document issues and complete work orders or notify the Site Manager as appropriate.
- Assist with set-up and breakdown of common areas for meetings/events (moving tables/chairs, placing signage, and cleaning up afterward).
- Operate equipment safely and perform basic preventative checks (fluids, tire pressure, safety guards) and report mechanical issues promptly.
- Follow all safety procedures and use required personal protective equipment (PPE); maintain clean, organized work areas and properly store tools/materials.
- Pick up and dispose of litter.
- Perform routine cleaning and maintenance on vehicles.
- Perform miscellaneous projects requiring carpentry, electrical, HVAC, and plumbing.

Position Type and Expected Hours of Work
This is a full-time hourly position fully on site. Days and hours of work are Monday through Friday, 9a.m. to 5 p.m. but can be flexible as needed.
Travel
This position requires occasional travel.
Minimum Required Education and Experience:
- High school diploma or equivalent.
- 2 years’ experience in building trades including buildings and grounds maintenance.
- Ability to operate small equipment such as tractors and skid steers or be able to be trained at the time of hire.
Special Requirements:
- Driver’s license.
- Occasionally required to work beyond regular work hours and on weekends
- Pass a background check
Knowledge, Skills, and Abilities:
- Knowledge of and or ability to learn to operate various hand and power tools, lawn maintenance equipment, skid steers, and snow removal equipment.
- Ensure all maintenance and repair work is performed accurately and efficiently to prevent injury to staff and others, and to prevent damage to equipment.
- Occupational hazards and safety precautions.
- Ability to operate various types of tools and equipment safely and efficiently.
- Ability to operate small equipment, tractors/bobcat.
- Ability to follow written and verbal instructions.
- Ability to work independently and follow directions.
- Ability to maintain a professional and friendly demeanor at all times.
Physical and Mental Requirements:
- Duties can be physically demanding and repetitive, involving much bending, lifting, and shoveling. Constantly stands and/or walks; uses hands to push, pull, finger, grasp, handle or feel; and performs repetitive motions of the hands and/or wrists. Regularly talks, reaches with arms and/or hands; stoops, kneels, crouches, or bends; and climbs.
- Ability to exert up to 100 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.
- Ability to operate a variety of power tools and equipment including a snowplow, snow blower, lawn mower, trimmer, hand tools, power tools, shovel, weed eater, Bobcat, forklift, grinder, and power washer.
- Moderate mental and visual applications required for performing manual work, machine operations, set up, inspections, and adjustments, which require frequent decisions to detect and adjust for variance from proper operations.
- Ability to wear safety equipment on a regular basis including glasses, shoes, hearing protection, hard hats, gloves, and vests.
Work Environment:
While performing the duties of this position, the worker is exposed to inside and outside environmental conditions, extreme heat, cold, noise, vibration, potential for physical injury, fumes, strong odors or airborne particles and occupational hazards which require routine precautions.
